I want to start up my own business and need help. I have a business plan and have a very qualified management team. However, I lack the funds needed and I am having a hard time obtaining them. I am looking for an investor or group of investors that are interested in funding the start up of a real estate investment company that also performs various construction services within the commercial and residential spectrum.
I have found a local real estate Yahoo Group I recently joined. I am just beginning in investing as a bird dog and have some leads I’m going to contact but I need investors to buy the property. What would you recommend I post on the Yahoo Group to find investors to work with and hopefully find a mentor?
I have heard that the real estate market slows down a lot in the winter. Why? I live on the CA coast, so it doesn’t snow here, but it’s true here too, right? Does that mean that you may find better deals in the winter? When does it pick up again?
A couple of years ago I invested 50k into a bad real estate investment. The person heading up this llc actually committed fraud and was sentenced to 10 years in prison. I am looking to write off this investment for the year 2008 and have had conflicting reports on what I can write off. Does anyone know what you can write off on a bad real estate investment?

I want to get advice about whether or not majoring in real estate development is worth it or a waste of time. Should I just pay for a few real estate classes and take a test to get a license in it instead and major in another subject area? In the end I want to know what are the pros and cons of doing either option.
I am going to ASU (arizona state), and want to be involved in real estate in the future. I saw that there are some real estate degrees that are only 3 months! I thought this was crazy. Should I still do a 4 year program? Also, I am planning on moving to texas after I graduate, would I need to re-do real estate school after I move? Any help would be great!

I am at a career change. I have always enjoyed real estate. I am thinking about getting a mortgage broker license, but I am worried about the future of this profession. I would like to be able to get this license and then go on and, one day, open my own mortgage broker company. I have great people skills and I also really enjoy being able to help people. The property is in California and the real estate agent is the listing agent.
He had it originally listed for $300k and he dropped down the price to $250k. Did he get consent from the bank to drop the price or did he not need that consent?
Can a collection agency have a levy or jugdement place on real estate property and personal property owned by the debtor? The propery foreclosed on the 1st lien but the 2nd is still outstanding (currently in collections). The property is located in SC but the debtor works and live in NC? Also if the debtor is 50% owner of his personal home and the other 50% belongs to the wife, can jugdement still be placed on the personal home?
I have been doing research about real estate investing and have a few questions about the process. Is the first thing I need a broker, banker, or a seller? Do I need to see mortgage company or can I just take a loan out form the bank? What kind of down payment do you need? I heard about a real estate agent buying a $150k house for $1k. This can’t possibly be true. My question is, is this even in the ballpark.
I’ve also heard that auctions are dominated by dealers, so it’s impossible to get one of those “dream deals” on a home.
Are these auctions even worthwhile?
I can get a $1,000 referral by saying a friend referred me (he is suppose to get the money but he is giving it to me cause he’s a friend…). But, would the real estate agent be able to give me a better price on the overall home? Should the real estate agents price override that $1,000 cash? How do I get the best deal?

EXCELLENT point on the real estate agent…they get 6% around here and the house I’m thinking of costs $118,000. I could “save” them almost $8,000 by going at it alone.
I am a new york real estate saleperson in NYC and my real estate broker is holding on to my commisson after I have left his company. Who do I contact in order to report him?
Also he has been holding commission for other agent with his personal account. Can I use this to report to revoke his broker license?

I want to work in commercial real estate. Are the licensing for res. and commercial usually the same? How can I get started?
What does a real estate agent do for you? What do they do you can’t do? Basically what are the benefits of having a real estate agent? Do they cost money? Do they rip you off? Is your family really in their best interest? Or is it possible to search and buy on your own and is it really difficult to do it?
When my real estate listing expired, my agent came and took the lock box with my key in it. He never contacted me & only answered my email after I contacted his broker. He said he mailed the key back to me but I never got it. He said he can’t/won’t do anything now. I have to change my lock obviously. My question is do I just let this go and forget it or do I file a complaint against him, demand he pay for the new lock etc. I’m too emotionally invested to determine the right thing to do.
I just bought a house in August. And was filing my 2009 taxes and was wondering if I was able to claim my real estate taxes (property taxes, winter and summer) that were paid by me from the closing costs.

I am thinking of real estate as a career and i just wanted to know how hard it is and how many hours do you normally work a week i know its not easy because no job is easy, but i just want a job thats not To stressful and were i can have at least a good amount of time off of work. Lets Face it. Prices are too high and even with all time low rates the payments and prices are just too high for the average consumer.
Sellers wont come down on their price and buyers arent willing to accept higher counter offers.
Is the Real Estate Market pretty much bottomed out without any solution in sight?

I am pretty much wondering how hard the real estate exam is? I guess this question can be hard to answer if its state specific, but yea…I mean was it easy? If i study for three or four months for two or three hours a week, would I probably pass?

I’m currently in Chicago but we’re considering relocating to western Michigan. I’ve done a few flips in the past and I’m planning on getting back into real estate investing. With the economy the way it is, I will probably start by focusing on rental property (apartments and other multi-unit properties) for cash flow rather than flipping but would like to flip again when the economy allows for it.

I have a felony conviction for posession of stolen property(1996), and also for posession of pseudoeffedrine(2002) and I have not had any legal probloms in 4 years. I am under contract to buy a home. Since accepting a counter offer over a month ago, real estate prices have fallen dramatically. I don’t close on this home for over 30 days. The bank has not had the property appraised yet. Is there any way I can change my offer based on the changing real estate market?
The owner of the Real Estate company i listed my home through recently began harassing my daughter. I signed a three month contract with her company, but I would like to pull my listing now. I want to trust people but I had two loans that the rate COULD have been much better. When the Fair Isaac and Company,F.I.CO, score maximum was 800, mine was at 768 BUT ended with rates as high as 11% EVEN when I put a 3% down payment. I tried talking to ACORN and similar organizations with no luck. All goverment agencies to include Housing Urban Development,H.U.D. ARE a joke. I NEED AUTHENTIC HONEST SUGGESTIONS!
