Shorenstein asked:
Do I need a commercial real estate broker or a commercial real estate agent? Would the agent we used to buy our condo be able to help us or do we need someone specializing in commercial real estate only?
Thanks,
Doug
Thanks for the gregorygarver.com link, it was very helpful. We are probably going to buy a single tenant triple net lease. Thanks again.

Short answer: Legally you can use your residential agent/ broker, but you should use a commercial real estate broker or commercial real estate agent (would also be a good idea to find a local commercial real estate broker in San Francisco who will meet you face to face.)
Commercial real estate is a highly specialized niche in the real estate business. There are far fewer agents and brokers practicing commercial real estate, but the licensing requirements are the same as with residential (A real estate license allows one to practice both Commercial Real Estate and/or Residential Real Estate.)
When you decide to choose a commercial real estate broker, you then should decide what product type you are interested in purchasing. Commercial real estate brokers often further specialize in certain product types. For example, Multifamily, office, industrial, retail, shopping center, land, agriculture, hotel & motel, senior housing, health care, sports & entertainment, special purpose, or even residential income.
Good luck⦠Commercial real estate can be an exciting business.

Real Estate For Sale In Jacksonville
You aren’t required to use a Realtor who specializes in commercial property, but if you aren’t experienced it would be advisable.
Look in Realtor.com or even the newspaper or local RE publications to find agencies and Realtors who are specialists.
Someone who experience will be familiar with the different requirements applying to commercial properties.

The real estate agent that sold you your condo might be able to give you a referral, but this person probably specialize in residential property.
What portion of commercial real estate were you looking into? There are many phases of commercial that you can specialize in. There are apartment buildings, Single usage buildings, corner shopping centers, service stations and gas stations. You should select one to specialize. You might lap a few but to be most successful selecting one is normally better.
Look in your local telephone book or google commercial real estate agent. This should give you a list of those that sell commercial real estate.
One thing that is highly suggested, the more education you have about the career field the more successful you would be, therefore I suggest you go to the local book store or library and purchase several books on the purchase and investing in commercial real estate. You might google this also to see what will show up.
I hope this has been of some benefit to you, good luck.
